Are you contemplating selling your home but are afraid that it will be on the market for a long time OR are you already in the process of selling your home and looking for tips to get it sold quicker? There are many factors that determine how quickly your home will sell such as what the real estate market looks like in your area, home condition, current mortgage rates, etc.
Below are a few tips and tricks that can help you sell your home FAST!
Organize And Clean EVERYTHING!
It is important that your house is clean and presentable for listing photos and especially for showings. Make sure you dust those blinds and ceiling fans, touch up those baseboards, scrub the grout to get it nice and clean and polish the floors! Pay attention to places where junk tends to build up like:
-Closets (buyers want to see how much space there is for stuff-not how much stuff there is in the space!)
-Kitchen and Bathroom countertops (throw away that junk mail and remove those beauty products)
-Fireplace Mantles (clean up all the dust and remove unnecesary decor that clutters the area, less is best!)
-Garages (buy some bins from Home Depot and organize stuff on shelving)
Optimize the Lighting In Your Home
First impressions are everything when it comes to selling a home! Buyers LOVE to walk into a bright and clean home as it appears to be more inviting and spacious. Listing photos also turn out much better when the environment is brighter. Here are a few ways to enhance the lighting in your home:
-Replace Light bulbs (LED lightbulbs instantly brighten up a room!)
-Make sure the windows are nice and clean! (paint the trim and windowsills; and of course, make sure windows are streak-free)
-Add Mirrors (mirrors make a room appear to be larger!)
-Paint walls a neutral, light color (think whites, grays, beiges, etc)
Be Flexible With Showings
This is very important! Make it a priority to be available for any potential buyers to come take a look at your home at any time. Be flexible with buyers work schedule as many people might not be able to see a home during the work week until after 5:00 pm. Some other ideas are:
-Plan an Open House! (maybe provide some sweet treats and print some flyers for buyers to take with them for reference)
-Do virtual showings with out of state potential buyers (Facetime or Skype are common apps that are used for this)
Price it RIGHT!
If you are working with a real estate agent, they will be able to provide you with a Comparative Market Analysis (CMA) which shows a organized list of homes that have recently sold in your area and what they sold for, how long they were on the market, listing price, final sold price, home features and SO much more important details! Keep in mind that you could also hire an Appraiser to come out and take a look at your home and they can provide you with the current market value of your house.
Right now in Austin, we are experiencing a shortage of homes available due to the rapidly increasing population. In this type of market, you could add about 10% (possibly even more) to your listing price since inventory is limited and our cities growth isnt slowing down anytime soon!
